Island Villa is an island Home Stay and it’s the only one on the entire 10 acres island in the Lake. The lake has a total number of 3 islands measuring from 10 to 40 acres. The Lake Dam is 300 Meters long and is a part of the Heritage Monuments of India. The dam also has the Hawa Mahal Palace, winter Capital of the erstwhile Maharana’s of Mewar. Island Villa is on a 08 acres Island covered by water and lush green Babool Jungle. The 04 rooms and suites offer the utmost privacy and an intimate bird watching experience with breathless views of lake from all rooms. For the wildlife sanctuary, we also organize extended trips from villa, journey on jeeps to old hunting lodge. The villa offers all modern amenities that are required by a luxury guest.

House Rules
- Check-in time will be 3:00 pm on the arrival date and check out time will be 12 noon on departure date.
- Breakfast is complimentary.
- Loud music will not be allowed without permission.
- Smoking is prohibited in the room. We recommend you smoke outdoors/ around the pool area with permission. While smoking, kindly use the ashtray to dispose of cigarette buds, and take all necessary precautions to prevent a fire.
- Guests are responsible for his/her personal belongings and valuables. We request you to comply with the rules and regulations to make your stay in our villa comfortable.
- The number of guests cannot exceed the count mentioned at the time of booking.
- ID proof is mandatory for each individual guest at the time of Check-In.
- A refundable security deposit of ₹ 15,000/- will be collected at Check-In.
- Any breakage or damage of any items in the home or the home itself will be chargeable.
- Guests are earnestly requested to treat the home with care.
- Please note that all our Villas are Non-Smoking. Your personal steward will be glad to direct you to a designated smoking zone Outside the Villa.
- Groups constituting only gentlemen will not be entertained in this Villa.
- Any illegal activity including the use of narcotics, prostitution, and commercial activity is strictly prohibited. The management reserves the right to evict in case any discrepancy is noted.
- House of Villas solely reserves the right of admission.

Cancellation Policy
- Guests are requested to read and understand the Cancellation and Refund Policies applicable before making a booking.
- In the unfortunate event that you are unable to join us on the dates of the reservation, please review the cancellation policy below:
The Policy
- Reservations canceled 15 days or prior to the check-in date will incur a 10% administrative fee.
- Reservations canceled 8 – 14 days prior to the check-in date will incur a 50% cancellation charge.
- No date changes or refunds will be entertained for any cancellations within 7 days of the scheduled check-in date.
- No date changes or refunds will be entertained for any stays during the Long Weekend, Diwali, Christmas (19 – 25 Dec) and New Year (26 Dec – 1 Jan) periods.
- All valid refund requests will be processed via cheques.
Rescheduling Policy:
- House of Villas charges a 10% Rescheduling Charge + Taxes for any bookings that may have to be rescheduled.
- The new booking can be made on the same property during any non-peak weekdays, Check-In applicable up to 3 months from the original date of Check-In.
Processing Refunds
- In case of any refunds that House of Villas owes Guest(s), the processing shall be completed within 30 working days to the card /account used while booking.
- A nominal cancellation fee of 5% shall be levied for processing refunds by House of Villas. This charge is levied to cover payment gateway charges along with a minimal processing charge.
